Newly renovated, "The Lawler-Cooke House" is a stunning hideaway rich in history, with modern-day comforts. Two connected pre-Civil War log cabins with 2 bedrooms and 2 full baths on the upper level with a possibility of a primary bedroom to be added to the main level, sits on a richly landscaped 2 acre parcel in Historic Viewtown. Amenities include: Hi Speed Internet courtesy of Piedmont Broadband. A substantial recent addition including a spacious kitchen and sunroom displaying salvaged post-and-beam timber construction and slate floors. A board and batten sided outbuilding would make for a garden shed, woodshop or storage. The home has new mechanicals with new plumbing and HVAC systems and is wired for high-speed internet and/or cable when they come available. Two miles from Amissville, 20 minutes, from Warrenton, 30 minutes to Dulles Airport and an hour from Washington D.C. makes this location so desirable. The kitchen is stunning, with its thick slate floors, custom cabinets, marble countertops, high exposed beam ceiling, two Gaggeneu wall ovens and a wine fridge. The master bedroom upstairs includes a wood-burning fireplace and private bathroom with a roomy shower. The cabin hardwood floors are original, as indicated by the square nails used exclusively in construction before the 1850s. There is a wood-burning fireplace in the dining room and a propane log set in the living room. The original kitchen was located in the basement, where youâll find the old wood burning cookstove and the now "closed." This charmingly renovated historic home can be the ideal getaway from the crazy DC hustle.

HISTORY: The Luttrellâs bought Locust Grove in the 1870âs. They had fought in the Revolutionary& Civil Wars, & farmed a big tract of land near Amissville. They sold to an Irish family named Laing in1925. The Laings changed the farmâs focus to breeding horses, foxhunting, & steeplechase racing. Noel Lang was so successful with his breeding & racing programs that in 1937 the National Steeplechase Association started, in his honor, âThe Noel Laing Steeplechaseâ. The race still runs today! When he died, his nephew, Noel Lang, a veterinarian, inherited a large part of the farm & this house. He & his wife decided, after their children were grown, to build on another part of the farm & set aside land for their children. In 2004, along came a Foxhunting British woman who bought the house & almost 20 acres & was an instant hit with the Laing family. Now, years later, sheâs moving nearer her British family. Houses in the early 1800s were orientated toward the prevailing winds for cooling. The front door at Locust Grove faces West and its center hall runs East. The style was 2 large rooms on each level: 1st floor: dining room & living room, each with a wood-burning fireplace for heat. A wide center hall leads to the back of the house, & a staircase goes up; 2nd floor: 2 bedrooms with wood-burning fireplaces. Cooking was still done away from the house because of fire hazards. As new innovations came along, these houses usually added a kitchen & gathering room across the back of the house extending the center hall. This house had a later addition along the South end for a 1/2 bath, a furnace, & an enlarged kitchen; & upstairs, a 2nd ½\\\Bath & Office w/ stairs leading down. There were 2 full baths when this owner converted a small bedroom near the master into a black & white marble bath w/ a huge shower/steam room & jetted tub filled by water falling from a ceiling valve. The house was painted last year. The appliances are of the finest quality & kitchen counter tops are Brazilian Granite. Floors in the kitchen, gathering & utility/mud rooms have been replaced by stone. Most of the 1815 Heart Pine floors are intact. Across the back runs a partially covered curved terrace allowing space for tables & views to the pool or pond. LocustGrove is listed with both the Virginia and National Historic Registries. The stable was built in 2011 by local craftsmen of cinderblock w/ a thick coating of color-dyed stucco. The Tack Room has a clothes washer, refrigerator, sink, hot water tank and toilet. So the wash stall with hot & cold water is next door. There is a septic field and huge loft that could be converted to an apartment in the future. The center aisle is extra wide & matted. The 5 stalls have mats & heated Nelson automatic waters. Two stalls share a removable partition making them into a foaling stall. A 2 acre turn out area, the stableâs wide shed roof run-in w/ matted footing & Nelson Waterer makes back of stable a safe place to turn out a mare & foal⦠or your fox hunters who" hide" during those early morning roundups. Feed Room & lots of Hay storage. The Eastern side has covered parking for tractors/horse trailers. One field w/ large run-in shed, elec. & water + 5 other fenced fields & an old Stallion Barn. The pond & small dock are an oasis for waterfowl & birds who love to nest in the thick clusters of water lilies and day lilies. A swimming pool w/ new coping & pool house w/ new roof (& washer/dryer conn., shower, bathroom & dressing room) Propane is piped to the pool & capped (heater was removed years ago)An unused tenant house ( âdeemed soundâ) needs renovation. Covered parking is for 2 cars. Big workshop. Smoke House now a sitting room..

When built in 1815, this floor plan was widely used to cool the house in the summer. A wide center hall faced the prevailing winds. Here in Virginia that was to the south-west & the Blue Ridge Mountains. Living & Dining Rooms flanked the hall with two large Bedrooms at the top of the stairwell. Cooking was not done in the houses because of fire. In later years the trend was to add a"Gathering Room" and Kitchen behind the original house with three more bedrooms above that new space. As indoor plumbing was invented, Bathrooms were added. A major restoration took place in the late 1900's and again fifteen years ago when a new kitchen, family room, mudroom/laundry and fantastic master bath with a steam shower & spa tub. The house's original 4 rooms (each about 17'x17') use the original stone chimneys. Across the back is a long partially covered patio with views of lawns, pool and pond. *******Locust Grove is listed with both the Virginia and National Historic Registries.******** The stable was built in 2011 by local craftsmen of cinderblock w/ a thick coating of color-dyed stucco. Brookside ca 1800. Brookside began its journey over two centuries ago. The original home was built around 1800 and the main two-over-two structure was added in the 1880's. A library/great room addition was built in the 1950's to complete the current layout. There are 7 fireplaces, two of which have been converted to gas, and there are front and back staircases. The present owners have fully updated and renovated the home. The heating is a combination of new baseboard hot water and steam radiators. Floors are heart of pine with new local cherry in the original building. The rooms are functional and formal. The full upgrade includes a European island/galley kitchen complete with an AGA stove, Viking range and soap stone counters, a back kitchen, sitting rooms, parlor and formal dining room. A slate patio and a koi pond accent the back of the home. There is much attention to detail in this tasteful renovation. Additional amenities include a two bedroom guest house, a smoke house and a green house. Immediately across the road is an additional 11+ acre parcel with a barn which is fully part of the farm. The barn's upper level has been converted to a studio and living space. Water features include Battle Run which flows through the property, and a 4 acre pond. There are rolling hay fields, woods and mountain land. The farm has 57 acres in two parcels, 46 with the main home and guest house and 11+ across Richmond Road with the barn/studio/apartment. There are many other features that only an in-person viewing will uncover. Truly a unique offering! By Appointment Only.

This beautiful farm in the rolling hills of Rappahannock County, Virginia, is located 20 minutes from Culpeper, Warrenton, Washington, VA, and Front Royal. From the porches of a German inspired manor house (2001) and a beautifully renovated guest house (1938/2007) one can enjoy the lavish views of three, sometimes five layers of the Blue Ridge Mountains. Walk the surrounding 222 acres of farmland and hardwood forests, bask in the sunshine, play tennis on your own court and swim in your own pool. Explore pathways in the surrounding woodlands, study the history and watch the wildlife. And, all while sitting in the shadows of the Blue Ridge Mountains. The first historical record for the property shows it part of a colonial plantation, established by the French Huguenot family of Joseph Amiss, hence the current name of the village of Amissville. The land was originally surveyed by George Washington. The remains of an old fireplace next to the swimming pool, were perhaps a part of a separate kitchen building, circa 1763. The farm is steeped in American history and includes a cemetery established during the Civil War from fighting on the farm during the battle at Corbin s Crossroads in 1862. True to their German roots, the current owners treat the land with respect and are practicing sustainable agriculture. The land is sacred, and nature s bounty a treasure. The main house is constructed to satisfy highest energy and security standards including R30 walls and roof, as well as German-made windows and doors with R12 triple glazing. The farm offers new owners many opportunities from enjoying horses and hunting, to raising cattle or growing grapes, from making hay to making wine. The main house, built in 2001, contains 5 bedrooms and 5.5 baths. The guest house offers an additional 3 bedrooms and 2 baths. The manor house is perfect for entertaining with large open rooms, high ceilings, covered porches, large decks all with views to the Blue Ridge. A well-appointed country kitchen and generous dining room also provide ease of entertaining. The main floor includes an open great room with fireplace and a library with built-in bookcases. The second floor offers a generous master suite with fireplace, and master bath, whirlpool tub, separate shower and walk-in closet. A bedroom with private bath, and 2 additional bedrooms with a shared bath complete the 2nd floor sleeping rooms. A full attic is available for storage. The lower level offers a large family room with full bath, laundry area, ample storage and utility access. The French doors provide easy access to the rear of the home, pool and tennis court. This home is served by well and septic, HVAC through heat pumps with a propane back-up system. The original house (now the guest house) was built in 1938 and was comprehensively renovated in 2007 with updated exterior finishes, roof, windows and doors, systems, kitchen and baths. The guest house features a wonderful covered porch that takes advantage of the incredible views while overlooking the pool and tennis court. The farm buildings: An 80 foot by 80 foot large three section barn, built in 2007, with concrete floors and large doors on either side is perfect for many different agricultural uses, storage, or may be perfect for wine making. A second 60 foot by 80 foot barn contains a shop, a stable and overhangs for equipment storage. The shop is insulated, has concrete floors and a loading dock. There are buildings for animals large and small, fenced pastures and paddocks. Fields with hay and rows of peonies and hydrangeas are harvested for commercial sales. These are just a few of the many interests one may pursue at the farm. House and yard: 7 acres; Tillable land (currently orchard grass): 115 acres (each field served by natural streams); Grazing/pasture: 25 acres; Forests: 73 acres (oak, poplar, cherry, hickory, maple, pawpaw); a large pond property with largemouth bass and bluegill: 3 acres.
