"We will keep this straight-forward and simple. If you are selling real estate in Fauquier County, look no further than Ralph Monaco. We chose Ralph after interviewing several agents. He smoothly navigated us through a fairly difficult sale of our family estate owned by several family members.  His frequent communication with all of us on the progress of the sale made everyone feel like they were “in the loop”.  He was professional, honest, candid, and nailed the estimated sales price.   Ralph was a calming influence on our family group of sellers when things became testy over home inspection, perc tests, septic and survey issues which arose between contract and closing.  He was tactfully firm with seller agents only when necessary so as not to jeopardize our sale in any way. His local knowledge of Fauquier County proved invaluable.  He anticipated problems, coordinated honest local contractors, and personally walked septic permit paperwork through the sanitation department. Early in the process Ralph recommended we retain a local Warrenton attorney.  We were reluctant and thought we could trust the buyer’s closing agent.  We chose to follow Ralph’s recommendation based on his experience with the types of problems selling our type of property (multiple parcels of land including a home).  This proved critical and saved us thousands of dollars in unnecessary expenses because the seller closing agent proved to be disorganized and incompetent. He even came out to help dig up the septic system distribution box for inspection.  I don’t know what else he could have done on our behalf.  We confidently recommend Mr. Monaco for any real estate transactions.: (Seller 2017)
